I get this question all the time, and it’s usually the first thing on a seller’s mind. The average home is taking about a month to sell right now. But averages hide a lot, because some homes go under contract in just a few days while others sit far longer than the owner expected.

The difference usually comes down to three things.

1. Pricing is the biggest factor, by a wide margin. The most buyer activity you’ll ever see happens in the first few weeks after your home hits the market. That window is when your listing is new, when it’s showing up in searches, and when the buyers who’ve been watching for something like yours finally see it. If you’re overpriced during those weeks, buyers simply move on to the next listing. You don’t get that attention back later by cutting the price. You just get less of it.

2. Condition matters more than most sellers think, and it costs less than they fear. You don’t need a full renovation. What you do need is to understand that buyers notice clutter, deferred maintenance, and poor curb appeal immediately, usually before they’re through the front door. Homes that feel clean, updated, and move-in ready attract stronger offers faster. That’s not about spending big. It’s about removing the small things that make a buyer hesitate.

3. Marketing decides how many people ever see it. Professional photos, strong online exposure, and a solid launch strategy make a huge difference. Most buyers meet your home on a screen before they meet it in person, and you only get one chance to make a first impression. A listing that goes live without a real plan behind it is working against itself from day one.

Here’s the part I’d want any seller to hear: all three of these are within your control. The market sets the conditions, but pricing, condition, and marketing are decisions you make before the sign goes in the yard, and together they matter more than anything happening in the broader Dallas-Fort Worth market on any given week.
