A property can do everything right on paper and still refuse to sell. In this case, the home checked every box, yet it stayed on the market for a full year with nothing to show for it.
Within 48 hours of my taking over the listing, two offers came in. No renovation, no price slashing, no change to the house itself.
The only thing that moved was how buyers understood what they were looking at.
By the time these sellers reached me, they were worn down. They had trusted the top-producing team in their area, given it a full year, and ended up with an expired listing and no closer to moving on. Instead of pitching a fresh plan right away, I dug into the showing feedback that had piled up over those months. One remark surfaced again and again. People admired the home but kept noticing the same thing: the lack of a garage.
That detail was quietly killing the deal at nearly every visit. The instinctive response would be to pour money into construction, but a garage can climb into six figures and drag a project out for months. After losing a year already, these sellers had no interest in swinging a hammer, and I understood completely. The objection was real, but the fix did not have to involve a single nail.
My approach was to make the missing garage visible without building it. I brought in a graphic designer to create a realistic rendering of a garage that matched the home’s style, so a visitor could finally see the property as it might become. Every version made clear this was a proposed addition rather than an existing structure, which kept the presentation honest while still answering the objection.
This worked because it tapped into imagination, or the lack of it. Walk a buyer into a bare side yard and ask them to envision what belongs there, and many will draw a blank. Hand them a picture of the finished idea, and the hesitation falls away. That is exactly what happened. The same house, on the same lot, in the same neighborhood, sat untouched for a year, then drew two offers in two days once buyers could finally picture its potential.
Underneath the story is a truth about how homes actually sell. Buyers decide with emotion long before logic catches up, and part of my job is helping them feel at home before they have signed anything. When a listing stalls, the cure is rarely a gutted kitchen or another round of price cuts. More often it is a sharper marketing idea that reveals what a place could be.
If your home has been languishing on the market, or an earlier listing came and went without an offer, resist the assumption that renovation or a lower price are your only moves. The strategy itself may be the thing holding you back. Call me at 214-213-7200 or email justin@croftrealestategroup.com, or visit blog.croftrealestategroup.com.
I’ll review your property, look at what’s already been attempted, and help you find a more inventive route to a sale.
