Ordering your own inspection before you list feels like the careful, get-ahead-of-it move. In many cases, it actually backfires. That sounds backward, so let me explain what actually happens, and why I tell Dallas-Fort Worth sellers to call me before they call an inspector.
The upside is a real head start. A pre-listing inspection does have a real upside. You find the problems before a buyer’s inspector does, which buys you time to make repairs on your own terms, line up your own estimates instead of reacting to a buyer’s, and head off the kind of surprise that blows up a deal once you’re under contract. On the right house, that head start is genuinely worth it.
You can’t unknow what it finds. Here’s the catch nobody mentions. The moment that inspection names a material defect, you know about it. And depending on your disclosure obligations, knowing about it can mean you’re now required to tell every potential buyer, whether you repair it or not. You can’t unknow what the inspector writes down, and that report can quietly turn into a disclosure list you’re stuck with.
The right answer is it depends. So the real answer isn’t yes or no; it’s it depends. It hinges on your home’s age and condition, what you already know about the property, and the strategy you’re taking into the sale. For some sellers, a pre-inspection is a smart, deal-saving move. For others, it hands a buyer ammunition they’d never have found on their own. The trick is knowing which situation you’re in before you spend the money.
