A lot of people walked away from the 2024 commission headlines thinking buyers suddenly have to pay their own agent. If that’s what you heard, you got half the story.
Here’s the full picture. The NAR settlement that went into effect in 2024 made two real changes: buyer agent compensation no longer appears in MLS listings, and buyers now sign a written agreement with their agent before touring homes. Both of those are real, and both matter.
But the part that got lost in the noise is just as important. Sellers can still pay the buyer’s agent commission, and in the majority of transactions happening right now in Dallas-Fort Worth, they are. If you’re a buyer, your agent can negotiate that compensation into the offer, just as closing costs are negotiated. Different process, same outcome.
The bottom line is there’s a little more paperwork involved than there used to be. That’s about it. Buyers and sellers are still working with agents because having someone in your corner who knows how to negotiate and protect your interests hasn’t lost its value, just because the forms have changed.
